ROLE: You are responsible for marketing & showing properties, screening tenants, coordinating tenant move ins and move outs, onboarding new tenants, and signing leases. You will also handle rent collections & delinquencies, property inspections, lease renewals, and communications with both tenants and property owners.
RESPONSIBILITIES:
- Coordinating tenant placement, including screening, collecting deposits, leasing, & move ins
- Marketing & showing vacant properties & pre-screening tenants
- Rent collection & handling tenant delinquencies
- Sending legal notices (NTQ, Breach of lease, etc)
- Security deposit compliance
- Property inspections
- Lease renewals
- Communicating with clients & tenants
- Coordinating tenant move outs
- Taking pictures of properties upon move out or rent ready
- Onboarding new tenants
RESULTS:
- Tenant applications are reviewed & prospects are contacted within 48 hours
- Properties are not vacant for more than 30 days
- We are finding qualified tenants for properties
- All tenants are under current leases & renewals notices 90 days prior to lease end date
- Delinquent tenants are communicated with, and either paid up or served notices in a timely manner
- All properties in our portfolio are well maintained properties & property owners & tenants are satisfied
- All phone calls, text messages, and emails are responded to in a timely manner (goal is within 24 hours)
REQUIREMENTS:
- Market knowledge, or experience in property management or real estate is a plus
- Must have your own transportation & a valid driver’s license
